House Rewiring in Sheffield

A rewire replaces the cable, accessories and board throughout a property. You need one if the wiring is rubber or fabric-insulated, if an EICR has come back unsatisfactory on cable condition, or if you're stripping the house back during a renovation and it makes no sense to wire around the old stuff.

What's included

  • Free survey and a written circuit-by-circuit plan before we start
  • First fix — chasing, cable runs, back boxes
  • New consumer unit with RCBO protection and SPD
  • Sockets, switches and lighting points to an agreed schedule
  • Smoke and heat alarms, mains-wired and interlinked
  • Second fix, testing and commissioning
  • Electrical Installation Certificate and Part P notification
  • Chases filled and made good ready for decoration

Practical details

How long does it take?

Five to ten working days for a typical 3-bed, split across first fix and second fix.

Will the power go off?

In stages. If you're living in, we keep a working circuit and lighting in the rooms you're using each night.

What happens afterwards?

Certificate and notification within 24 hours, plus a labelled schedule of every circuit and what it feeds.

When a house actually needs rewiring

Age alone doesn’t decide it. What decides it is the cable.

Rubber-insulated cable — black or grey, often with a fabric outer, common in houses across Yorkshire wired before about 1960 — degrades. The rubber goes hard, cracks at the terminations where it has been warmed by decades of load, and eventually falls off the conductor. There is no repairing it and no partial approach worth taking. If a house still has rubber, it needs a rewire.

PVC cable from the 1960s onwards is a different conversation. Early PVC in good condition can test perfectly well fifty years on. What usually fails those houses isn’t the cable, it’s everything around it: a rewireable fuse board, no earth on the lighting circuits, one socket per room, and a spur off a spur off a spur added by four generations of occupants. That is often a partial rewire and a new board, not a full one — and the survey will say so plainly rather than quoting you for the big job by default.

The Victorian and Edwardian terraces around Crookes, Walkley and Nether Edge sit awkwardly between the two. Many were rewired once in the seventies, badly, and then extended. Expect a mixture, and expect the survey to find at least one circuit nobody knew existed.

How the job runs

First fix is the disruptive half: floorboards up, walls chased, cable pulled to every new point, back boxes set. Nothing is live and nothing looks finished. It is also the point at which every decision has to already be made — where the TV goes, which side of the bed the socket is on, whether the kitchen island is happening. We walk the house together and mark it out before a single chase is cut, because moving a socket at second fix means opening the wall again.

Second fix is quick by comparison: accessories on, board connected, everything tested circuit by circuit and commissioned. Testing is not a formality — it is where insulation resistance, continuity, loop impedance and RCD operation get recorded on the certificate for every circuit in the house.

If you’re living in it

It works, with planning. We agree which rooms go dark on which days, and you finish every day with a working kitchen, a lit landing and somewhere to charge a phone. Nothing is left disconnected overnight without a temporary supply or a clear, labelled isolation.

It is still, honestly, a difficult fortnight. If you can be out — between tenants, before you move in, during a kitchen refit — the job is faster, tidier and cheaper, and I’ll say so when I quote.

Rewiring questions

Can we live in the house while you rewire?

Usually yes, if you're flexible. We work room by room and leave you power and light where you're sleeping and cooking. It's disruptive, and it's cheaper and faster if the house is empty.

How much mess is there?

Chasing walls makes dust — there's no way round it. Dust sheets and extraction on the chaser keep it contained, and chases are filled before I leave. Plastering and decorating are separate trades unless quoted in.

Do I need a full rewire or will a partial do?

The survey answers that. If the cable is PVC and testing well, and the problem is really an old board and too few sockets, a partial rewire plus a new consumer unit costs a fraction of the full job.
